KARTAL MIX-USE

The Kartal Mixed-Use Development Project is located in the Kartal district of Istanbul, a city area where vehicular traffic dominates and pedestrian access is significantly challenging. This project addresses the existing urban challenges by adopting an approach that scales down tall structures to a human level and creates high-quality public spaces on the ground floor.


The architectural approach of the project is to design high-rise buildings at a human scale, creating an inviting and cohesive environment that harmonizes with the surrounding structures. At the ground level, extensive and quality public spaces have been designed, featuring cafes, restaurants, and social areas where people can gather and interact. To ensure easy access from the surrounding buildings to the project, passages and voids have been incorporated into the design, enhancing integration with the urban fabric and facilitating pedestrian flow.


Sustainability principles are a core aspect of the project, with green spaces and natural vegetation integrated into the design. These areas not only provide aesthetic appeal but also offer environmental benefits, contributing to the overall well-being of the residents and visitors.

FORM APPROACH

Human-Centered Approach for the E5 Adjacent Area


The proposed project adopts a human-centered approach for the area adjacent to the E5. Despite the surrounding towers rising to 120 meters, the project leverages the 55-meter height limit within the site as an advantage. The relatively lower towers gradually step down towards the sea view. This design allows each block to benefit from sea views while the green terraces lighten the overall building composition. The restrained color palette ensures that the structure's form, rather than the materials, stands out. Simple detailing results in high-quality spaces.


As there are no human-centered spaces in the project's vicinity, passages have been created at ground level to provide quality time for people coming from the surrounding office buildings. These passages lead to a central area that is protected from traffic noise and offers a human-scale open space. The ground floors are designed to foster a vibrant public life.
